KENMORE —
While several prominent storefronts remain vacant, plenty of activity will be occurring over the next several months at one key corner in Kenmore.
The long-vacant site of the former Kane Doyle Jeep dealership at Delaware and West Hazeltine avenues will soon be transformed into a 20,011 square foot multi-use building.
Williamsville-based Iskalo Development Corp. acquired the property in the fall of 2008 and, toward the end of last year, crews from Pinto Construction began leveling the site. Now the property is ready to be built back up, bringing some lucrative commercial space to Kenmore’s main drag.
“The construction project will be a wonderful addition to the Kenmore Business District,” Mayor Patrick Mang said.
A few vacant parcels along Delaware Avenue remain, such as the former Rocky Mountain Chocolate Factory. The Kenmore Village Improvement Society is hoping a big event Wednesday will draw some interest to those properties.
The organization is hosting its third annual Commercial Real Estate Brokers and Agents Event from 4 to 6 p.m. Wednesday on the lawn of Jack Hunt Coin Broker, Inc., at the corner of Kenmore and Delaware avenues.
Approximately 50 real estate professionals are expected to attend, according to KVIS founder Melissa Foster. The event will showcase available commercial spaces in the village to area realtors. “It’s just a really neat thing, and the goal is to get these professionals to bring their commercial clients to Kenmore,” Foster said.
“We want them to keep Kenmore in their minds,” she added. “We don’t want them to forget about us. The village is only 1.4 square miles, so it can be easy to forget about us.”
During the event, the findings of an online survey will be revealed. The survey asked residents what types of businesses they’d like to see in the village, as well as what the village is saturated with.
The rejuvenated Kane Doyle Jeep property is expected to feature a variety of tenants. The majority of the second floor of the building will be occupied by a medical office, said Village Clerk-Treasurer Kathleen Johnson, adding that other tenants are lined up for the first floor space.
Construction should be complete by November. “They’re going to start working as soon as possible,” Johnson said. “It’s a very short construction period.”
Village officials noted that the sidewalks surrounding the property, including the sidewalk on the west side of Delaware Avenue between West Hazeltine and Tremaine avenues, will be closed during the construction phase. Pedestrians will have access to sidewalks on the south side of West Hazeltine and the north side of Tremaine.
Iskalo Development officials have met with Kenmore’s planning, village and zoning boards numerous times since purchasing the property to ensure that the building meets the village’s design standards.
The Erie County Industrial Development Agency awarded Iskalo $8.6 million in inducement bonds to help finance the project. “We’re hoping in the long run this will spur additional growth coming from down here through the town and into the city,” Town Supervisor Anthony Caruana, a member of the ECIDA board, said at the time.
Village leaders are hoping for big things.
“It’s going to be quite a lovely building in keeping with the look and character of the village,” Johnson said. A rendering of the building is posted on the construction site. “Obviously we’re just so thrilled with this one coming in. It’s going to be a beautiful addition to the village,” she said.
